The Sq.Ft Math: What the ₹2,545 Gap Actually Buys You
I did the math myself, sq.ft by sq.ft: ₹16,995 minus ₹14,450 leaves a ₹2,545/sq.ft gap — a roughly 17.6% premium for ACE Parkway 2.0 over the delivered original's resale ask. On ACE Parkway 2.0's own indicative 3 BHK footprint of ~1,900 sq.ft developer-stated, that gap works out to roughly ₹48.4 lakh — illustrative math on a matched sq.ft basis, not a claim that the two projects share identical units or configurations.

₹14,450 is portal asking data, not a verified transaction record. ₹16,995 is a founder-stated pre-launch indicative figure, also not a confirmed or registered price. The 1,900 sq.ft figure used for the illustrative ₹48.4L calculation is ACE Parkway 2.0's own developer-stated indicative 3 BHK size; the delivered original's own unit-wise sizes are not published on this page.
What "Ask" Actually Means — and Why It Isn't "Reality"
Neither ₹14,450 nor ₹16,995 is a price anyone has actually paid. They sit on the same side of a line that matters more than most buyers realise:
- Portal ask (₹14,450). What a resale seller has listed their unit for, aggregated across listing portals for the delivered ACE Parkway. Sellers anchor high, unsold listings can linger at stale rates for months, and no portal is obliged to prune outdated entries. This is a starting point for negotiation, not a valuation.
- Pre-launch indicative (₹16,995). What the developer is currently asking for a unit that doesn't physically exist yet. This is the only one of the four that reflects what a real buyer genuinely paid — and it's the one number missing from every portal, including ours, for the delivered ACE Parkway specifically. Three Things You're Actually Paying the Premium For
If the delivered original is cheaper on ask alone, what does the extra ~17.6% at ACE Parkway 2.0 buy a buyer? In my view, three things — opinion, not a verdict we're handing you:
- A transfer of construction and timeline risk — onto you, in exchange for entry pricing. A resale buyer takes on zero construction risk; the building already stands. A 2.0 buyer is pricing in years of construction, delivery and final-registration risk that hasn't played out yet.
- First-mover choice of configuration, floor and facing. Resale inventory is whatever's currently listed by tower and floor. At pre-launch, nothing has sold yet — the buyer picks first, before the best-facing, higher-floor units are gone.
- A bet on appreciation between now and 2.0's own eventual delivery. This is genuinely a bet, not a promise — we are not projecting a return, and nobody should buy pre-launch inventory on the assumption that price appreciation is guaranteed.
What the delivered original does not ask you to pay for is uncertainty — a buyer can inspect the actual finished unit and building in person before paying, and its RERA registration (UPRERAPRJ4514) is already granted, not merely applied for.
